The roof of a shop with flats above fell onto the first floor of the building, in George Lane, at around 9.25am this morning.
Two people left the property before crews arrived and firefighters evacuated a further 11 people from neighbouring properties.
There were no reported injuries but one woman was treated by London Ambulance Service crews for shock.
“Our Urban Search and Rescue crews are on scene and a 25m cordon has been put in place as a precaution,” said Station Commander Shaun Fox, who is at the scene.
“A police search dog has carried out an external search of the building and we are satisfied that there are no people in the building.”
Road closures are in place between Chigwell Road and the Viaduct whilst crews work to make the scene safe.
Three fire engines from Woodford, Leytonstone and Walthamstow fire stations are at the scene.
